How do I qualify to rent one of your homes?

Our standards for qualifying to rent a home are simple and fair. They are:

  • Your net income (bring home pay) must be at least three times the monthly rent of your home.  Income must be regular and ongoing.  Temporary or seasonal income cannot be counted towards qualification.1
  • You must have a bank account (checking or savings) that we can draft the rent from
  • Favorable credit history & background (score of 600 or greater, current on bills, limited collections, no collections from previous landlords)1
  • No prior eviction filing(s) or civil judgments1
  • Be employed or be able to furnish acceptable proof of the required income.  Undocumented, cash, or “under the table” income cannot be counted.
  • At least 2 years of rental history with good references from previous landlords.1
  • Stable rental and employment history1
  • Limit occupants to 2 per bedroom
  • Be able to keep your home neat, clean, and well-kept

1Applicants with the following disqualifying factors may be approved by purchasing a Rent Coverage policy and paying a double security deposit (can be paid via a Deposit Coverage policy).

  • Net income less than three times but more than two times the monthly rent
  • Credit score below 600 (other credit factors may still disqualify)
  • Less than 2 years verifiable continuous rental history
  • Employment history requirements

What is your animal policy?

Service animals are always welcome!

Subject to approval, residents may have pets in the following categories:

  1. Small caged birds (maximum of two)
  2. Fish (as many as can survive happily in a twenty-gallon aquarium)
  3. House cats (spayed or neutered, at least three months old)
  4. Dogs (spayed or neutered, at least nine months old)
  5. Other animals (permitted on a case-by-case basis)

Management must meet all prospective pets prior to approval.
Duplexes and townhomes are limited to 2 animals. Single-family homes are limited to 4.
Animals must comply with all applicable laws, codes, or ordinances.
Game or wild animals will not be allowed under any circumstances.
Snakes will not be allowed under any circumstances.
The following breeds or mixes of these breeds are not allowed: Pitbull, Staffordshire Terriers, Presa Canario, Can Corso, Rottweiler, German Shepherd, “Husky,” Alaskan Malamute, Doberman Pincher, Chow, Great Dane, St. Bernard, Akita, Mastiffs, Wolf Hybrids. Any animal deemed aggressive or poorly behaved in management’s sole judgment will not be allowed.

What are Rent Coverage and Deposit Coverage policies?

How long does the application process take?

Application processing time will vary depending upon the ease of verifying information on your application and the responsiveness of references, employers, and yourself to requests for information. It will typically take 2-5 business days but may take longer if you or the required references are unresponsive to requests for information or if you do not clearly meet our requirements for approval.

If I don’t qualify will a co-signer help?

Rather than asking your friends or family to co-sign, we will ask you to purchase Rent Coverage insurance if doing so will qualify you for the rental.

I see you mention payday plans in your advertising. What does that mean?

If you receive your paychecks weekly, every-other week, or twice a month, we can make the rent payments due on your paydays. This can help you budget your money through the month since the rent will be taken equally each payday rather than in a lump some once a month.

How much money do I have to pay before moving in?

You must pay the security deposit (or provide a Deposit Coverage policy) at the time you sign the lease and the first rental period’s rent prior to moving in the property.

Do you prorate rent on move-in if I am not moving in on the first of the month?

If you are paying monthly, you pay a full month at move-in and a prorated amount the first day of the following month. If you are paying on a payday plan (weekly, bi-weekly, 1st and 15th), you pay a full period’s rent and any pro-rated balance due at move-in.

How long will you hold the property after I’m approved?

For properties that are available for immediate move-in, our maximum hold time is two weeks.

What if I have criminal records?

A criminal background check will be run on each applicant. If you have a criminal background (convictions or please) or pending charges, contact us with details and we can advise whether those would prevent you from approval.
